What is probably Alabama's most unique recreational property is now available for a fortunate investor who can acquire it at a price nearly half of what it sold for in the mid-2000's. Located four miles south of Hartford, Hartford Lake is regarded as the largest privately owned lake in the entire state at 206± acres. It truly is a bass fisherman's paradise as well as a resting spot for hundreds of ducks, including many "woodies" that flock to its waters.
Hartford Lake's natural beauty is owed to the multiple natural springs that continually pump fresh water into the basin. With depths that range from 3 to 12 feet in the main body of the lake and up to 20 feet in the southern portion of the lake, there are numerous hot spots to catch bass. In addition, there are a series of 16 adjacent ponds, some of which were used to selectively breed the fast-growing tiger bass. A cross between a highly aggressive northern male bass (Gorilla bass) and a female Florida bass, these surface strikers have growth rates of 1.5 - 3 pounds per year.
The pine timber that surrounds a portion of Hartford Lake has significant value as much of it has reached the sawtimber and pole stage which commands high prices. There are also two pasture areas along the lake, one of which contains the building compound and a covered boat dock. The entire 514± acres is fenced and an internal road circles the lake, making the property very accessible.
A furnished 4 bedroom, 3 bath cypress homestead serves as the centerpiece of the compound and offers commanding views of the lake. Adjacent to the home is everything one would need to fully enjoy the lake experience - a cook-house, boat-house, camping area, stables, barn, and workshop with equipment.
